Reservations and Acceptance

  1. To inquire about room availability, you can use the availability/contact request form, the phone number, or the email provided on villapaestum.it.
  2. Upon receiving the request, we respond within 24 hours via email or phone to communicate room availability, specifying stay conditions, prices, and payment methods. We respond to all inquiries, even in cases of unavailability.
  3. To make a reservation, simply reply to our availability communication email with the attached quote and pay a 30% deposit of the total amount (unless otherwise agreed).
  4. After receiving the quote (valid for 24 hours, unless otherwise agreed), the deposit must be paid within 48 hours; beyond this period, the quote and reservation are considered null.
  5. The room is confirmed exclusively upon receiving our confirmation email, which includes your stay details and the price.
  6. Reservations can also be made independently through our booking engine.
  7. Reservations made through our booking engine are immediately confirmed if the deposit payment is made by debit/credit card. For bank transfers, confirmation occurs upon deposit crediting (usually within 2/3 working days).
  8. Check-in starts from 3:00 PM on the day of arrival, and check-out is by 10:00 AM on the departure day.
  9. Upon arrival, each guest must present a valid ID for legal obligations; otherwise, acceptance may be refused.
  10. We reserve the right to substitute the assigned room with another of equal or higher level without prior notice and without an increase in price.

Prices and Payment Methods

  1. Prices are per room per night and include taxes, excluding the tourist tax.
  2. The stay price is communicated in the reservation acceptance email.
  3. Upon confirmation, we request a 30% advance as a guarantee. In case of a no-show without prior notice, we will retain this amount.
  4. The stay price is paid in cash or with debit/credit card at check-in.

B&B Room Cancellations

  1. Cancellations or reductions of a confirmed reservation must be communicated via email to info@villapaestum.it or by calling +39 345 07 31 689.
  2. Cancellations without charges are allowed up to 14 days before the arrival date.
  3. Cancellations within 14 days of arrival will result in the retention of the prepaid deposit.
  4. For non-refundable rates, the deposit will not be refunded.
  5. If a guest arrives but decides not to stay, they are required to pay the full amount of the confirmed stay.
  6. If a guest arrives and requests a shortened stay, they are obligated to pay the full confirmed stay amount.

Apartment Cancellations

  1. Cancellations or reductions of a confirmed reservation must be communicated via email to info@villapaestum.it or by calling +39 345 07 31 689.
  2. Cancellations without charges are allowed up to 30 days before the arrival date.
  3. Cancellations within 30 days of arrival will result in the retention of the prepaid deposit (30% of the total).
  4. For non-refundable rates, the deposit will not be refunded.
  5. If a guest arrives but decides not to stay in the rental, they are required to pay the full amount of the stay.
  6. If a guest arrives and requests a shortened stay, they are obligated to pay the full confirmed stay amount.

Damages and Security Deposit

Upon arrival, we may require a security deposit in cash or through credit card pre-authorization, as a guarantee against any damage caused to the property, furnishings, equipment, or common areas. The amount of the deposit will be communicated at the time of booking and may vary depending on the type of accommodation.

The deposit will be fully refunded (or the pre-authorization released) at the end of the stay, after inspection of the accommodation, provided that:

  • no damage has been caused to the accommodation or its contents;

  • no items are missing or broken;

  • no disturbances or misconduct have occurred during the stay;

  • the accommodation is left in reasonably clean and orderly condition.

In case of any damages, the cost of repair or replacement will be deducted from the deposit. If the amount of the damages exceeds the deposit, we reserve the right to claim additional compensation to cover the full cost.

⚠️ Failure to block or request a deposit does not relieve the guest from liability for any damage caused. The guest remains fully responsible for any damage or loss resulting from their actions or those of any accompanying persons.

House Rules – Villa Paestum

To ensure a peaceful and respectful stay for all guests, we kindly ask you to carefully read the following house rules. By confirming your reservation, you automatically accept all the conditions outlined below.


Quiet Hours

Guests are kindly asked to observe quiet hours during the following times:

  • from 2:00 PM to 4:00 PM

  • from 11:00 PM to 8:00 AM

Respectful behavior is also expected in all common areas and outdoor spaces at all times.


Cleaning and Housekeeping Service

Rooms are cleaned daily between 10:00 AM and 12:00 PM. Housekeeping is only provided if the room is vacant during this time slot.

For B&B rooms:

  • Bed linen is changed every 6 days

  • Towels are changed every 3 days

  • Additional changes are available upon request and may incur an extra fee

Apartments are delivered clean and tidy at check-in.
During the stay, cleaning is the guest’s responsibility, unless additional services have been arranged.

For apartments:

  • Bed linen and towels are changed every 7 days

  • Extra changes must be requested in advance and may incur a fee

If excessive mess or special cleaning is required, a supplement of €20 to €50 may be applied.

Dishes and the kitchen must be left clean. Otherwise, a €30 fee will be charged for kitchen cleaning.


Use of Kitchen and Appliances

The apartment kitchens are for the exclusive use of registered guests and must be used with care and respect.

Any damage to stovetops, appliances, furniture, or surfaces will be charged to the guest.

Cooking is strictly prohibited in rooms without a kitchen.


Unregistered Guests

Hosting or allowing unregistered guests inside the accommodation is not permitted without prior authorization from management.

In case of violation, the management reserves the right to remove the guest and charge a penalty.


Smoking Policy

Smoking is not allowed inside rooms, apartments, or any indoor area.

Smoking is only permitted in designated outdoor areas, with respect for other guests.


Pets

Pets are not allowed.

Only in exceptional cases, and with prior written approval, we may accept small pets, subject to specific conditions and restrictions.


Parking

A free public parking area is available along the road in front of the property.

As it is not a private parking facility, the management is not responsible for any theft or damage to vehicles.


Damages and Liability

Guests are expected to treat the property and furnishings with care and respect.

Any damage must be reported to the management immediately.

The cost of repair or replacement will be charged to the guest responsible, as specified in the Terms and Conditions.
